So, What’s the Market Actually Doing?
We’re in a moment of hesitation. It’s subtle, but it’s there. From our perspective, about 20% of the current slowdown can be attributed to the aftershocks of the recent election. But the larger factor — the one sitting quietly behind the scenes — is uncertainty around U.S. tariff threats. These concerns are making many Canadians cautious, especially when it comes to job security and long-term financial commitments.
But here’s the flip side: hesitation often creates opportunity.
If you're a first-time buyer or thinking about upsizing, this moment may be more favourable than it seems. A quieter market means less competition, more room to negotiate, and time to make thoughtful decisions.

Semi-Detached: $663,000 → $642,500
Inventory Levels:
Single-Family Homes: 2.9 months
Townhouses: 4.9 months
Condos: 8.0 months
Semi-Detached: 1.7 months
We’re still in a balanced market, but it’s leaning in favour of buyers in specific categories — particularly condos and townhomes, where inventory is higher and competition is more relaxed.
